EXTERIOR REPAIRS UPDATE • Completed Projects: - Removal of carports – January 2023 - Removal of leaking exterior faucets – 7/15/23 - Water Submetering Quote – 7/17/23 - Alternate Court 3 route – 7/21/23 - Court 2 concrete steps install – 8/17/23 - Installation of fences for patios facing parking lots – June to September 2023 - Gutters cleaned & repaired + siding repaired + shutters repaired & installed + exterior caulking + Court 1 cluster mailboxes removed - 9/9/23 - Pothole patching – 9/19/23 - Roofing repairs (including caulking, chimney caps, flashing) – 9/22/23 - Landscaping (clean up + grass seed planted) - 10/23/23 - Rotten wood repair on pillars and overhang supports - 11/17/23 - Downspouts replacement – 11/18/23 • Ongoing/Pending Projects: - Porch pillars and soffit repairs (3 BR) - Concrete sidewalks repair - Porch fence repair/replacement (2 BR) - Roof replacement @ 2540 & 2542 Woodsedge Rd CODE ENFORCEMENT Early November 2023, WH Association received notice from Assistant City Attorney, Sarah Pomeroy that WH’s Environmental, Housing and Zoning violations will be referred to Franklin County Municipal Court’s Environmental Court. This could have serious repercussions for Winding Hills including but not limited to legal expenses and possible fines in the hundreds of thousands of dollars. Hence, we have fast tracked exterior repairs and we are taking advantage of the unseasonably warm weather to complete ongoing/pending repairs. TRASH/BULK TRASH/ EXTERIOR STORAGE Code Enforcement has cited WH Association for trash and exterior storage outside of units. Please note:- 1. DO NOT LITTER - Owners/Tenants will be held responsible for trash outside your unit. 2. All trash must fit inside your green trash container – The City will only pick up trash in the container. No bags, boxes or any other trash unless pre-scheduled for bulk trash pickup. To schedule bulk trash pickup, call 614-645-3111 or go to columbus.gov/311. 3. Your trash container must be placed out for collection by 6:00 am on your scheduled day of collection and removed from the point of collection by 2:00 pm on the day following the scheduled collection day. 4. Place bulk trash items the night before (NOT days or weeks before) the scheduled pickup day. If bulk trash is not picked up or put out before appointed day, it will be disposed of and Owner/Tenant will be charged for disposal. 5. Acceptable bulk trash items that the City will pick up, include furniture, non-refrigerant appliances and mattresses. 6. The City will NOT pick up bags, boxes, storage tubs, luggage, open containers of trash, building materials such as doors, drywall, windows, toilets, hazardous, flammable or explosive materials, auto parts, tires, refrigerated appliances eg: refrigerators, freezers, dehumidifiers, heat pumps, water coolers and air conditioners, furnaces, pianos, spas, or pool tables. 7. Patios and porches can NOT be used as a storage area – no trash/recycling containers on patios. Allowable items include outdoor furniture and potted plants. 8. WH Condo Association will fine owners who violate the above City of Columbus rules to cover the cost of cleanup and disposal. There will be NO further warnings. OWNER & TENANT CONTACT INFORMATION Ohio law requires condo owners to provide owner and tenant contact information. This information will be used to contact you for emergencies, repairs and other association notifications. Please fill in the Owner/Contact/Vehicle Information Form at windinghillscondos.com > forms and requests to avoid fines starting 2024. PETS Ohio leash laws require dogs to be on a leash no longer than 6 feet long. If a dog is on someone else's property, such as WH common property, it must be on a leash. Also, pet owners must clean up after their pets. The Association is updating WH rules and regulations; violators will be fined. On Tuesday September 19th, the parking lot will have various potholes and areas repaired.
All vehicles are to be removed from the parking lots. No parking from 8:00 am to 6:00 pm is permitted during these repairs. Failure to move your vehicle will result in your vehicle being towed. We apologize for the inconvenience during these repairs. All costs of towed and/or relocated vehicles are the responsibility of the vehicle owner. If your patio is in violation, your patio will be cleaned and your account will be assessed the cost of cleanup. The minimum cost of clean-up is $150.00.
The Winding Hills will be having the parking lot potholes filled and lots swept of debris on Monday the 13th. All vehicles need to be moved by 8am. If you have tenants, please notify your tenants.
It has come to our attention that some of the recent water bills have an invoice date of 3/17/2023, rather than the correct date of 2/17/2023. We have corrected those and your water bill with the correct date will show on your monthly statement. If you are one that received a water bill with the incorrect date and need an updated bill, let us know and we will email it to you. As a reminder, all statements of accounts are emailed approximately five business days prior to the beginning of each month.

The association is preparing to begin the installation of patio fences that were affected by the removal of the carports and storage areas. Please make sure that the perimeter areas of your patio are clear so that workers can install the fencing in an efficient manner. All units are required to have patios and porches that look neat and clean. The patios and porches must be cleaned of trash, non-outdoor furniture, tires, weeds and growth, bulk trash, and other items that are not permitted. If items that are not allowed are on your patio after 03/01/2023, enforcement assessments will be given, along with any costs of removal of those items. Please be aware that the City of Columbus will, if they have not yet, be inspecting these areas also. If you need to have bulk trash items removed, please submit a bulk trash request through the www.windinghillscondos.com website or through the Winding Hills Now App. If you need assistance or have questions, please contact the management company. Starting Bid: $54,000.00 www.franklin.sheriffsaleauction.ohio.gov One of the advantages of living in a community association is sharing the costs of maintenance, repairs, and amenities with other owners. Needless to say, it is imperative that all owners pay their fair share on time and in full. If one owner fails to pay their fees, the loss affects the entire property, and must be made up by increased fees from remaining owners. Unfortunately, in spite of several requests, the owners of 2544 Broadleaf Ct. have failed to remain current in the payment of the association’s fees. As a result, the association acted properly and aggressively by filing a lien and initiating a foreclosure against the delinquent owners. It is hoped that payment in full will still be received and the foreclosure can be dismissed. All owners must pay their share of the association’s expenses on time and in full. |
